Love and Lattes at Pumpkin Hollow is a cute, small town opposites attract HEA feel good story perfect for autumn 🍂
Willow will do anything to save her struggling family farm so comes up with the perfect idea to bring in some much needed revenue during the autumn season. Unfortunately, hotshot property consultant Dylan has other ideas and is eyeing up the farm land for a housing development.
After butting heads initially, the duo come up with an agreement to suit both parties.
Can she pull this off in time to save the farm?
Will Dylan be able to walk away?

If you're looking for an easy Hallmark-esque, cozy, sweet rom-com with autumn vibes and you don't care if a book is predictable? This is for you.
It was a sweet book with a sweet Happily Ever After. It is a predictable story, with every event I knew exactly what was going to happen. Did that bother me? No. Sometimes I like my books easy, especially when I'm in a slump and this was the perfect cozy seasonal romance that did just that.
The FMC (Willow) and MMC (Dylan) were very cute and I loved their banter, although I personally wished there was more of that. I also would have loved to see a bit more depth in the storyline.
But It made me want to buy a pumpkin spice latte and curl up with a blanket on the couch, so I gave this book 3 stars.

Willow Connor has one shot to save her family’s farm — by turning it into Birchbrook’s first-ever pumpkin patch. Enter Dylan Henderson, a hotshot property consultant with a clipboard full of reasons why selling is the smarter move. Determined to prove him wrong, Willow makes a bold offer: stay and watch her turn the farm around.
Cue two of my favorite tropes — forced proximity and enemies-to-lovers. But sadly, they felt a bit rushed and underdeveloped, which made the story fall a little flat for me.
From the start, I kept wondering: why did Dylan even agree to such a silly challenge? And why did Willow offer it in the first place? Willow came across as a bit childish at times, and the way people around her constantly said she had her head in the clouds didn’t help much.
This was a cute, cheesy, and autumnal romance — and while I loved the small-town setting and the whole “save the farm” plot, the story ended up feeling a bit predictable. The spicy scenes? A little too cringe for my taste.
Overall, I came for the romance, but I stayed for the pumpkin patch vibes.
Thanks again to the publisher for the opportunity to read this early!

A cozy autumn tale of love, coffee, and birch trees—perfect for fans of Gilmore Girls and sweet reads.
This book tells the story of Willow and Dylan. Willow’s father is going through a bit of a life crisis, which forces him to sell their beloved birch tree farm. For Willow, the farm holds deep emotional value as it’s the last connection to her late mother. Dylan enters the picture as a contractor hired to handle the sale of the farm. However, Willow initially misleads him by giving the wrong directions—something that sets their story in motion in unexpected ways…
What i think is that i totally loved this book and it is a perfect seasonal book you have ever read. Mentioning of birch tree farm, hot chocolate with pumpkin and spice, suddenly developed the taste of sweet coffee, Autumn makes you crave sweet treats, gilmore girls tv show and many more in the book gives me a warm feeling and also makes me crave coffee even more ☕️
Those who love AUTUMN, COFFEE, SWEETS will going to love this book. Another best book for warm season reads

An autumnal romance filled with pumpkins, second chances, and cozy vibes. 🍂📚🎃
👫 Enemies to Lovers | 💕 Small town romance | 🍂 Cozy fall/autumn vibes | 📚 Opposites attracts | 🇬🇧 Birchbrook (fictional)
If you’re anything like me, you can’t resist a seasonal read—especially one set in a charming small town during the crisp, golden days of autumn. Love and Lattes at Pumpkin Hollow by Victoria Walters promises exactly that: pumpkin patches, changing leaves, flannel shirts, and a sprinkle of unexpected romance. And while it certainly brings the fall vibes, I had a few mixed feelings about this one.
I’ve been a fan of Victoria Walters for years. Her earlier books like Summer at the Kindness Café and the Glendale Hall series had such warmth and charm. Lately, though, I’ve noticed a shift in her writing—a move toward more TikTok-ready, Hallmark-movie-style stories with added “spice.” While that works for some (younger) readers, I find myself missing the heart and subtle romance of her older work. That said, The Plot Twist was a standout for me, and I hoped Love and Lattes at Pumpkin Hollow would be another win. Unfortunately it wasn’t.
While Pumpkin Hollow wasn’t a total miss, it didn’t quite sweep me away either. The setting was, hands down, the best part. Reading this made me want to curl up with a pumpkin spice latte under a cozy blanket—even in the middle of summer. The small-town community, the idea of creating a pumpkin patch from scratch, and the hopeful underdog storyline were all really sweet.
Willow and Dylan had potential as a couple, but the chemistry between them never fully came to life. There were a few romantic moments and some spice, but the buildup felt a bit flat. I found myself wishing for more tension, more banter—something to really make me root for them. I would have loved to read Dylans side of story and his thoughts about Willow. I think that would have helped the book a lot.
If you’re looking for a cozy, feel-good romance that feels like a Hallmark movie in book form, this could be a great pick for your fall TBR. It’s light, seasonal, and offers a sweet love story with a happy ending. Just don’t go in expecting deep emotional development or sizzling chemistry. Personally, it wasn’t quite what I hoped for, but I know it will hit the spot for readers who love small-town charm, seasonal coziness, and an easy, heartwarming read.
I kindly received this book via NetGalley in exchange for an honest review. Thank you so much Boldwood Books.

This was such a cute seasonal read that was the perfect book for getting into the soon to be spooky season. Light and Fluffy, cute characters and the autumn vibe was vibing. I had a great time reading it.

First time I have read this author. I really enjoyed this story about Willow and her Dad, who owned Birch Tree Farm and he Dad let her know that they weren't doing. well. He showed her a letter from Henderson Homes with an offer to buy the land.. Willow doesn't want to sell and really neither does her father. She ask him for a chance to come with an idea to save it. She comes up with an idea of a pumpkin patch. The representative Dylan from Henderson Homes comes to meet with them. He ends up staying to help with the Pumpkin Match and if they can't make a go of it , they will sell to him. Willow is a go getter so watch out. Can she make it work. with the who;lw community behind her, how can it fall. A GREAT READ.

This was such a fun read! Perfect for a cozy fall day, curled up with a latte and a book. Willow is trying to build a pumpkin patch and save her family farm. Dylan is working hard to convince her that selling makes a lot more sense. Such a sweet small-town romance!

Thank you to NetGalley and Boldwood Books for this ARC in exchange for an honest review!
Honestlyyyyy I was not liking this one and couldn’t finish it.. it’s your typical hallmark romance that I cannot really stand to read about. I’ve read so many of these types of books and they all have the same plot that from the first sentence of the book you already know what will happen. I hate to write bad reviews but this is only my opinion.

A delightful read! Absolutely loved this cozy, autumnal story. I loved following along with Willow to save the farm. Seeing the pumpkin patch come together was so fun. Highly recommend and will re-read every autumn!

🎃✨ ARC Review: A Cozy Autumn Treat! ✨🍂
I just finished reading this brand-new gem from Victoria Walters, the beloved author of the bestselling Glendale Hall series — and all I can say is: nice work, Victoria! 👏📚
This story is the ultimate warm hug for fall lovers 🍁🧡. Willow Connor is an instantly likable heroine determined, brave, and a little bit reckless who decides to save her family’s farm by turning it into Birchbrook’s very first pumpkin patch 🎃. The catch? She has no pumpkins and only six weeks to make it happen. Watching her hustle to pull it off, despite everyone’s doubts (and more than a few hilarious mishaps), made me root for her every page.
Then there’s Dylan Henderson the swoony property consultant who shows up with a clipboard full of reasons why Willow should sell instead of dream 🌾💼. Their banter is top-notch, and I loved how they challenge each other in the best possible way. Their slow-burn connection was the perfect sprinkle of romance to this cozy, small-town vibe.
Victoria Walters does such a great job bringing autumn to life you can practically smell the crisp air and see the orange leaves falling while reading 🍂. It’s perfect for fans of The Pumpkin Spice Cafe brimming with charm, hope, second chances, and the message that sometimes you have to risk it all to find out what you’re really made of.
If you love heartfelt stories about community, family, and falling in love under twinkle lights in a pumpkin patch add this to your autumn TBR now! 🎃🧡✨ Nice work, Victoria Walters can’t wait to see what’s next!

The autumn cozy romance of my dreams. Pumpkin spice and emotional depth? Yes, please.
Love and Lattes at Pumpkin Hollow wrapped me up like a warm blanket on a crisp October morning. From the very first page, I felt like I’d stepped into a Hallmark movie (in the best possible way). Think golden leaves, flannel shirts, fresh coffee, and that magical sense of second chances.
I loved Willow as a main character. Her determination to save her family farm was so inspiring, and even when things looked impossible, she didn’t back down. I rooted for her every step of the way. And Dylan? Swoon. A bit guarded at first, but watching him soften and fall for both the town and Willow was such a satisfying slow burn.
There’s just the right mix of cozy charm and emotional stakes. The town of Birchbrook feels like somewhere I want to move to immediately, the side characters are delightful (can we get spin-offs, please?), and the chemistry between Willow and Dylan is chef’s kiss.
Also, bonus points for all the pumpkin patch vibes. I could practically smell the cinnamon and bonfires while reading.
If you’re looking for a feel-good autumn read with heart, humor, and a guaranteed happy ending, this one’s for you. I smiled so much my cheeks hurt.

I love autumn, pumpkins and Halloween so I thought this book was a perfect fit for me but sadly I didn't like it as much as I thought I would. The story is your typical Hallmark movie type: city-boy comes to small-town, meets a small-town girl and they fall in love. So far, so good, a lot of romances are a bit predictable and I usually don't mind. But I couldn't really relate to the main characters, didn't feel the attraction between them and felt the book was at times just dragging on. A lot of times we read about things that add nothing to the story (like who is dressed how, what the FMC's morning routine is etc) and honestly I ended up skipping whole paragraphs.
I liked the setting though, it made me crave a pumpkin-spiced-latte and has me already looking forward to autumn.

It's everything Autumnal, even down to the gorgeous farm dog Maple!
Willow needs to save the farm, her family home, and happy place. In swoops Dylan, ready to buy the farm out, but in 6 weeks, everything changes.
This cute enemies to lovers, hard working farm life meets city man, village life, friendships and of course pumpkin spiced Lattes, the smell of cinnamon, falling leaves and a can of whipped cream......what more could you ask for?
Dreams really can come true, especially at Pumpkin Hollow ♡

If your into cozy seasonal romance reads this is perfect for you.
It’s a warm cosy small town romance and I was here for it.
Willow has to find a way to keep the family farm and she only had 6 weeks to do it. With Dylan the intended buyer of her farm hovering over her.
Gave all the autumnal vibes. I now need a pumpkin latte.

ARC Review: *Love and Lattes at Pumpkin Hollow* by Victoria Walters
⭐️⭐️⭐️⭐️⭐️ (5 glowing pumpkins – the perfect autumnal romance)
If autumn had a scent, it would be cinnamon spice, crisp leaves… and a dash of enemies-to-lovers tension.
Victoria Walters has carved out a pumpkin-scented slice of heaven in *Love and Lattes at Pumpkin Hollow*. This is the start of a delightful new series that will wrap around you like a chunky knit scarf and make your heart glow brighter than a string of fairy lights.
Willow Connor is determined, resourceful, and quietly battling grief, expectations, and the looming loss of her family's beloved farm. Her solution? A last-ditch plan to turn the place into the most charming pumpkin patch Birchbrook has ever seen—without a single pumpkin in sight. Enter Dylan Henderson: city-smart, clipboard-wielding, irritatingly handsome… and the man who wants her to sell.
What follows is a cozy whirlwind of late-night lattes, hay-bale brainstorming, and slow-burn chemistry that simmers beneath all their bickering. Walters gives us more than romance—she gives us hope, healing, and a heroine learning to bet on herself.
🍂 **What to expect**:
🎃 Opposites attract
🏡 Small-town charm
📆 A six-week deadline
☕ Cozy café chats
🧡 Healing, heart, and a whole lot of pumpkins
This book is the literary equivalent of golden leaves underfoot and your favorite café drink in hand. Readers of *The Pumpkin Spice Café*, *Glendale Hall*, or anything by Gilmore Girls’ spirit will fall in love with Pumpkin Hollow—and wish they could move in.
For fans of fall vibes, flirty banter, and stories that feel like a warm hug.** Don't be surprised if you find yourself googling pumpkin patches afterward.

This book was just the sweetest story! Definitely gives cozy Hallmark vibes!! Super sweet, with just a little bit of spice! I read it while it was 90 degrees outside and it had me yearning for a chilly fall day! I would definitely read more by this author!

A cosy, pumpkin-spiced escape with sweet moments and seasonal charm. 🎃📚
Love and Lattes at Pumpkin Hollow promises all the ingredients of a comforting autumn read: a small-town setting, a family farm in need of saving, and a classic opposites-attract dynamic. It’s sweet, light-hearted, and very much in the Hallmark tradition—complete with scenic descriptions, cosy vibes, and plenty of pumpkin spice.
The premise is inviting, and Willow’s determination to revive her family’s farm makes for a wholesome throughline. The chapter header illustrations (complete with adorable pumpkins!) are a lovely, whimsical touch, and the book’s seasonal atmosphere will certainly appeal to readers craving an easy autumnal escape.
That said, the story follows a well-trodden path, and readers looking for tension, surprises, or sharper dialogue might find it a little too familiar. The plot is highly predictable, the romantic tension underdeveloped, and the writing doesn’t quite elevate the familiar tropes. While the book is warm and approachable, it struggles to offer anything new. Readers who enjoyed The Pumpkin Spice Café may find this a bit less engaging, with lower stakes and less emotional payoff.
⭐️⭐️⭐️ — A gentle comfort read perfect for fans of small-town romance, but it may feel too familiar for readers looking for deeper tension, originality, or more nuanced character arcs.

I have read every Victoria Walters book, shes such a comfort writer! I think this may be her best work yet, keeps getting better and better! just what I need in between big fantasy books, a quick fun feel good book! this was cozy and romantic, perfect curling up during the fall and enjoying with an iced latte!

It was a very Hallmarkish insta love story with two people who had different agendas
HOWEVER i do think it would have benefited from a dual POV and maybe a bit more of sense they were into each other.
but loved the October/Autumnal vibes
