This was a lovely easy feel good read. Willow is trying to save her farm with her father, but she’s finding it hard. When the idea of a pumpkin patch comes up, she’s determined to succeed. The guy that might be buying the land of the farm though is here and will make it hard. A lovely Autumn read filled with pumpkins, trails and hay rides, really enjoyed it. A 4.5 star read. Thanks to Netgalley and the publishers for a copy.

First of all thank you for approving my request!

I thoroughly enjoyed this book! The authors writing style had me hooked throughout this book.

I didn't want it to end, a book I really couldn't put down.

Arc Review! I want to thank NetGalley and and Boldwood Books for this Advanced copy! Overall the story was cute. I'm a sucker for cute and cozy and cheesy lol. It was predictable but it was a good read. It's perfect for the coming season. If you want cute cozy pumpkin patches and autumn vibes. I recommend this book! This is the 2nd book I've read by this author and I'm not disappointed. Thank you for this amazing Arc!

When her, Williow, and her father fall on hard times and possibly have to sell the farm Willows father calls in Dylan Henderson. Dylan is here to secure a deal to buy the farm for his brothers business to develops it into housing. But when Willow comes up with a plan to turn it around by having a pumpkin patch and market it awithin 6 weeks with her father in order to save the farm or sell in a last ditch effort she ends up talking and enlists the aid of Dylan in her scheme.
I really thought this was cute. It was cozy. It did give me that Pumpkin Spice Cafe feeling that the blurb promised. I really enjoyed the spice and the chemistry between Dylan and WIllow. I will be checking out the Glendale hall series this author has put out and I really hope there is more in this town becuase I thought it was cute and really would like to come back and see more of this couple in passing!

Thank you to Boldwood Books for the complementary copy. All thoughts and opinions are my own.

This was such a cute cosy read! It felt like a mixture of being in Stars Hollow but also watching a Hallmark movie set in the Autumnal months. The scene setting was really inviting, cosy and wholesome feeling. I really enjoyed having Maple as our little sidekick too!
I will say I found the writing to be a little bit stilted at times and we had a lot of things over-explained to us which I don’t think was completely needed, however this was a lovely cosy book & I’d highly recommend, especially to people missing Autumn as I know I am right now!

If you’re in the mood for a cozy, small-town hallmark style book this is the one for you.
A nice easy light read following willow trying to save her families farm and showing her journey with Dylan who is wanting her to sell it. It very much gives pumpkin spice cafe vibes with a cute ending.
I’ll definitely be giving it another read in the autumn with a hot chocolate!!

Thank you to NetGalley, Victoria Walters and Boldwood Books for a copy of this Arc in exchange for my honest review

Unfortunately this book really missed the mark for me. The writing was really below average, with heavy exposition and clunky dialogue. I normally love a cheesy hallmark style romance but even this one was too much for me.

I wish I could give it a higher rating.

3.5* - nice easy romance read but a little too predictable…

Now, I know as romance books we all love a HEA, and I do not mind that within this book at all. I just felt throughout the book, everything the characters were going to do just felt too predictable, I needed a little more spontaneity or surprise! It was obvious that the storm was going to ruin the patch and the village would help, it was obvious about the necklace and I would have just preferred a tiny surprise.

I enjoyed the relationship between the FMC and the MMC however the spicy scenes, oh my gosh. It felt like listening to my grandma talking to me about it. The relationship did feel genuine and I enjoyed the enemies to lovers aspect with him wanting to buy the farm.

Loved Willow’s dad and Maple was obviously the best part of the story.

It’s a nice easy romance read, but it feels very samey to any other romance read set in autumn. It’s okay but it’s just okay…

Thanks to Boldwood Books and NetGalley for the ARC.

This was a cozy and cute little fall read!
I would give it 3.5 stars, which I am rounding up to 4 stars.

- Enemies to lovers
- Small town romance
- Cozy fall/autumn vibes

In this story we meet Willow, an autumn loving woman with a passion for her struggling family birch tree farm that she runs with her father. She must devise a plan to boost their profit, or else they will no longer be able to afford to run it.
We also meet Dylan, a housing developer from the city who is adamant about buying the farm from Willow’s father to build homes on the property. Desperate to convince Willow and her father to sell, he agrees to stay at the farm to see their progress and hopefully convince them to sell in the meantime.
Tensions rise and feelings change as they are forced to spend so much time together.

It is a cute story, and very hallmark movie-like. It actually made me want to curl up on the couch and drink a hot chocolate or some seasonal pumpkin-flavored drink, even though I read this in the middle of summer.
I liked Willow and Dylan together, and I liked seeing Dylan’s mindset about the farm change as the story progressed.
I did find it to be quite predictable, but personally I didn’t mind it.
The only thing I did not care for, was that the writing itself felt a bit young, despite the fact that this is not a young adult romance. This is not really a deal breaker for me personally though.

I think a lot of people could find this enjoyable, especially if you are a fan of seasonal romance!

This book has serious Autumnal Hallmark movie vibes. My only issue is I didn’t vibe with our FMC Willow at all. Didn’t like her borderline bitchy and stubborn personality. Other than that cute book.

This is a cute book with strong fall vibes. Just like Willow I also love autumn and I loved pretending it was October in this heat wave! However I think the writing is very new adult/YA which threw me off. I feel like if the intimate scenes were edited to close door or mor geared to YA/new adult crowd I think it’ll do very well. O do t feel it is general adult romance.
I loved the cozy vibes and the story it self was a cozy romance. I defiantly see the Dream Harbour inspo.
Also I love love love the the cover! Gorgeous!

I loved the mood of this book. The fall vibes were VIBING but unfortunately the FMC really bothered me. I am all here for a cheesy romance book but sometimes a character themselves can be too cheesy and that's how she felt from page 1. The concept was great, the romance was enjoyable but most of the time the FMC's dialogue made me cringe in the way your mom makes you cringe when she's just doing too much. If that makes sense? lol all in all not a bad book! A great Sunday morning in the fall read.

3.75⭐️

This book was very cutesy I loved it. It was very much giving hallmark vibes which I’m always down for!! There was definitely some cliche little cringey moments but I feel like that makes these kind of books even better so I was not mad at all!! Dylan was an absolute cutie and his character arc was great I wish he stood up to his brother sooner but i’m glad he was able to come to his senses eventually. Also the birthday gift he gave Willow was absolutely perfect and made up for everything! Willow was a determined girl I loved reading her passion for the farm and watching her save it. This was a very fun read I absolutely recommend!!

Thank you to Netgalley and the publisher for sending me a copy of this book to review.

This was a fun romance novel, and I enjoyed it a lot. I am looking forward to reading more by this author.

Despite Willow being the main character in this book and how we get to know her quite a bit with her attachment to Birch Tree Farm, her pain of losing her mother five years ago, and her interactions with friends and members of the community, I thought she was a bit flat... that her opinions were one-sided.
As opposed to Dylan who seemed to be able to see things from both sides, take things in his stride.

However, she was very cute when it came to being outdoors and especially rejoicing autumn. And Willow was also very kind when finding out about Dylan's toxic family member who made him feel like he wasn't good enough. This makes me add this book to my special being-good-enough shelf on Goodreads.

Perfect for fans of The Pumpkin Spice Café 🎃🍂🧡
A small-town autumn romance full of falling leaves, second chances, and lattes by the fire. Willow’s mission to save her family’s farm turns into a heartwarming journey of pumpkins, perseverance, and an unexpected love that might just be worth staying for.

Think clipboard-wielding city guy meets cozy farm girl—with a whole lot of pumpkin spice and charm. A little predictable, but full of fall feels and sweet moments.

This story is full of warm, cozy autumn vibes and the charm of small-town life, making it a sweet seasonal escape. If you’re in the mood for falling leaves, pumpkin patches, and a touch of romance, this might just hit the spot.

Willow and Dylan give us the classic opposites-attract energy: she’s fiercely passionate about saving her family’s farm, while he’s a slick city consultant sent to convince her to sell it. I loved Willow’s fire and resilience, and the way Dylan slowly starts to fall for both her and her dream. Their dynamic is fun and heartfelt, and of course, there’s a satisfying happily-ever-after waiting at the end.

That said, the writing didn’t always land for me. Some of the pacing felt off, with choppy transitions and a few overly long sentences that interrupted the flow. The steamier moments also felt a little forced, missing the spark and emotional depth to make them fully believable.

Still, this is a cute and cozy romance with a pumpkin-spiced heart. If you’re looking for a light read to curl up with during sweater weather, this one might be worth checking out.

I absolutely loved Love and lattes at pumpkin hollow! Birchbrook is the kind of small town you wish you could move to.
The romance between Willow and Dylan
was adorable. Their chemistry was great from the start. Dylan works for a developer company and Willow Co owns Birchwood farm with her father. After a long battle with mountains of debt. Willows father gets a letter to offer them money to sell. Willow is determined to save her family’s farm by opening a pumpkin patch! Willow makes Dylan a pact that he can’t refuse.
This book has everything you’d want from a small town fall romance.
I devoured this book in one sitting and I can’t wait to see if there will be others in the series!
This book will be a reread of mine every fall!
I’ve already ordered the paperback version to add to my collection!

Decent fall read, full of autumn vibes. More so a mood read than a phenomenal story/romance.
Wasn’t a huge fan of the FMC, felt a bit immature for their age tbh and then the dynamic between the couple wasn’t my cup of tea.
Did I enjoy reading it? Yes. It was fun and a quick read so it’s something I can see working in the fall especially. However, it didn’t left me with much in the end.

This was just okay for me. It wasn't amazing but it also wasn't bad. If you're looking for a quick little autumnal romance, I think this'll scratch that itch for you. I know that I am definitely in the Summerween mood!

At first, I thought the girl's name was Maple and that made me want to scream, but then I realized it was her dog's name. And I do think this is a good dog name. But I thought it was funny how I thought it was the human's name. Random comment.

This did feel quite flat to me, it felt like it was trying too hard to be The Pumpkin Spice Café. And since I did enjoy that book so much, that was extra noticeable for me. But I don't think most people would care about that, but I thought I'd note it.

This was cute and quick and I do think a lot of people will enjoy it, I just know that I prefer to see much more depth and development for the characters I'm reading about in romance novels.

But yes, PLEASE make more autumnal romance books! I am very pro that.

Thanks to NetGalley for the e-ARC of this book in exchange for my honest review! My Goodreads review is up and my TikTok (Zoe_Lipman) review will be up at the end of the month with my monthly reading wrap-up.
