Thank you so much to NetGalley and Victoria Walters for providing me with a complimentary digital ARC for Love and Lattes at Pumpkin Hollow coming out August 4, 2025. The honest opinions expressed in this review are my own.
This is the first book I’ve read by this author. I’m really obsessed with fall books. I love spooky season. I think this one definitely felt like a Hallmark fall movie. There were a couple cliche things that I wasn’t into, but overall I really enjoyed it. I’d read more books by this author.

This is a lovely, cosy Autumnal read, perfect for curling up to read with a Pumpkin Spice Latte.
I loved Willow, and her determination to keep her family business open. She is a great character. I really enjoyed reading this book, I wish there were more Autumnal books, as it is a great season. This book has a fantastic Autumnal theme.
Thank you to Netgalley and the Publisher for my arc.

What a sweet read.
Willow is so determined to keep the tree farm she grew up on and has lived and worked on her while life.
Dylan, a property buyer, is determined to sweet talk Willow and her dad into selling it him. Willow's dad is ready to y'all to the agent and see what they can get for it. Dylan thinks this is going to be easy and he has her around his finger.
They sell fruits and veggies in spring and summer, and she needs a plan to sell things in the fall. How about a pumpkin patch! She's so determined, with or without the support from friends, that she goes against their negative sights.
A meet-cute read that kept me wondering who's reality would win.
Thank Bildwood books and Netgalley for allowing me to read this book.

Love and Lattes at Pumpkin Hollow
By Victoria Walters
This was my first experience with Victoria Walters, and I must say, the book captured my attention from the very first page, immersing me in a vivid world that felt adorned in warm autumn hues. While there were moments that felt a touch predictable, I found myself craving a bit more spontaneity or unexpected twists in the plot. Nonetheless, I genuinely enjoyed the story and the charming, cozy setting in which it was set.
Willow Connor is a passionate and determined young woman who is fiercely dedicated to saving her family's struggling farm. The farm has been in her family for generations, but it has faced numerous challenges in recent years, from unpredictable weather patterns to rising operational costs. Willow's love for the land and her mother's memory fuels her efforts, as she actively explores ways to revitalise the farm, particularly by launching Pumpkin Patch.
Enter Dylan Henderson, a suave property consultant working for his brother's company. He arrives in Willow's quaint town with a singular aim: to acquire the farm and develop it into a housing estate, a project that would solidify his reputation and impress his father and brother. However, as Dylan spends more time at the farm, he finds himself drawn not only to the beauty of the landscape but also to Willow’s captivating spirit and resilience. He begins to lend his expertise to help her launch her Pumpkin Patch, fostering an unexpected partnership.
As their lives intertwine amidst the backdrop of fall festivities and the warmth of shared dreams, both Willow and Dylan must confront their past and the choices that could change everything. Their journey delves into themes of love, sacrifice, and the true meaning of home.

Thank you to NetGalley and Boldwood books for the chance to read this book. I loved the autumn theme and you need to curl up in a chair with a nice hot drink to snuggle in to read it .
A book about courage, family and love . Worth a read.

Love and Lattes at Pumpkin Hollow is like stepping into the perfect autumn postcard—crisp air, falling leaves, the smell of coffee and pumpkin spice drifting from a small-town café. Willow’s determination to save her family farm gives the story heart, and Dylan’s arrival adds that delightful opposites-attract tension. Their banter is sweet, the community feels welcoming, and the seasonal descriptions make you want to curl up with a latte under a blanket.
What really works here is the cozy atmosphere and the sense of comfort in both the romance and the town itself. It’s the kind of story you can sink into on a rainy day without worrying about too much drama.
That said, some moments could be stronger. The romance sometimes moves a little too fast, leaving less room for slow emotional build-up, and a few conflicts resolve so quickly they lose their weight. Dylan and Willow’s connection is cute, but giving them more layered conversations and moments of real vulnerability would make their relationship feel even richer. A touch more tension or complexity—both in the romance and the personal stakes—could have taken this from sweet to unforgettable.
Still, if you’re looking for a gentle, feel-good escape filled with autumn charm, this is a warm hug of a read—perfect for anyone who wants their romance as comforting as a cup of pumpkin spice latte.

Victoria Walters has done it again! I adore her writing style and how i feel so utterly cosy when i get stuck into her stories, i must also mention that she writes the ultimate book boyfriends!
Willows farm isn't doing so well financially and so her father decides to talk to a hot shot property developer (Dylan) about selling the farm to his brothers company for redevelopment. Willow is horrified at the thought and so starts brainstorming ways to save the farm.
Dylan is adamant on convincing her that selling the farm is the best option and when Willow comes up with the plan to turn the farm into a pumpkin patch in the autumn and challenges him to stay and watch her succeed, she is surprised when he actually agrees to the challenge.
I enjoyed their dynamic and the banter between them, I just really wanted the best for them.
Can i also give an honorable mention to all the descriptions of autumnal treats and pumpkin spice lattes? I'm so ready for the ber months!

3 stars.
”I think we didn’t know how lonely we were until we found each other.”
This was a sweet autumnal romance. I struggled a bit to connect with the characters and in some places I felt that the plot dragged a bit. But this was a cute read full of falling leaves, pumpkin spice lattes and fall vibes!
* Enemies to lovers
* Opposites attract
* Forced proximity
* Small town
* Workplace romance
* Family drama
* Adorable animal companions
* Fall romance

' "Apple and cinnamon latte?" Dylan nodded. "Yep." He took a sip. "Oh, man, why have I suddenly developed a taste for sweet coffee?" '
Gorgeous, autumnal and a great big pumpkin spiced latte of cosiness with whipped cream on top! Those are just a few words to describe the first book in Victoria's brand-new series, Love and Lattes at Pumpkin Hollow.
A smorgasbord of cuteness, pumpkins, community spirit and of course, love. Willow is determined to save her farm from the nasty developers. With help from all her friends, and a dark and handsome stranger, she attempts to create a pumpkin patch, along with all the bells and whistles beside it, to make enough money to ensure her farm becomes profitable.
As October approaches, both Willow and Dylan make discoveries about themselves, as well as each other, and perhaps they might realise that opposites can attract after all.
This captivating and heartwarming story gives off huge Gilmore Girls vibes. I want to move into Birchbrook immediately and visit the new pumpkin patch whilst sipping on a warm and spicy autumnal drink.
Thank you to Boldwood and NetGalley for the opportunity to read Love and Lattes at Pumpkin Hollow by Victoria Walters.

I LOVE this book!! It's cosy, comforting and cute.
Willow, a country girl trying to save her family farm vs. Dylan, a city boy who wants to buy the land to build a housing development. In a last-ditch attempt to save the farm, Willow plans to open a pumpkin patch and challenges Dylan to stay for 6 weeks to watch her plan succeed. When Willow and Dylan get closer and bond over the loss of their mothers and not wanting to let their families down, can Dylan be convinced not to buy the farm, and maybe even to stay?
This book is a PSL in a pumpkin-shaped mug! Think pumpkin décor, hearty food in a country inn, bright skies and crunchy leaves. There's enemies-to-lovers, slow-burn, some spice and a super cute dog! All set on a small-town farm. What more could you want?! 🎃🍂

- Autumnal story
- Small town romance
- Enemies to lovers
While I absolutely anticipated this read, I found it difficult to relate to the FMC, Willow. She was headstrong, but not in a good way. She was pretty determined to save her family's farm after it fell on hard times, which I found both admirable and exciting. However, she didn't think her decisions through, which should have made this a quirky read...except her stubborness came off as a bit too selfish for me.
Dylan, the MMC, was a bit overwhelmed and confused that he was invited to make an offer on the farm to be put off for 6 weeks while Willow saves the day.
The story had great promise and the premise was there, but the characters were not relatable.

A MUST read for all Autumn lovers 🍂
Love and Lattes at Pumpkin Hollow is a cosy autumnal novel about finding courage, family, and love.
‘Autumn has always been my favourite time of year. A time of change. New beginnings. And the start of cosy season. Warm drinks, comfort food, the beauty of nature…’
The story takes place in a small town, where Willow has only a few weeks to prove she can save her family farm by creating a pumpkin patch or else her father will be forced to sell the property for development.
Upon the farm comes Dylan, the negotiator for his brother’s development company. With his business suit and fancy car and espresso order he sticks out like a sore thumb, so it’s no surprise our everything autumn loving heroine sends him the wrong way.
But as it always goes in cosy romance novels - not everything is as it seems and sometimes you just have to look at a person a little bit deeper.
‘You really are passionate, aren’t you?’ Dylan said, looking down at me, his voice softer for the first time since we met.’
Within the story, Willow first faces doubt with everyone around her. That’s the thing I loved most about her - what a dreamer she is. Not only passionate but hardworking as well.
When it comes to Dylan, I totally understand where he was coming from. Some people loose their way in life, try many things to find their purpose and it’s not easy if you only hear negativity from your loved ones. His dedication showed he wanted to help Willow. Sometimes actions speak louder than words.
I loved the banter between the characters, it was clear how different they were from each other, while also pointing out the similarities in how they don’t back down from a fight.
This was the first book I read by Victoria Walters but definitely not the last. I read an extract of Long Story Short which sounds very interesting.
Thank you NetGalley, the publisher Boldwood Books, and the author for this free eARC in exchange for an honest review.

I absolutely loved Long Story Short by Victoria Walters so jumped at the chance of reading her latest novel.
Love and Lattes at Pumpkin Hollow is a cute romance with all the autumnal vibes you could ever want. I loved the countryside/farm setting and the descriptions of autumn in the town.
Country girl Willow is fighting for her family farm and city boy Dylan is trying to buy the land off her to build houses. Opposites attract is definitely the theme of this cute romance.
I look forward to book two!

Willow Connor and her father are owners of a beloved birch tree farm in a small town 🏡🌳. After the death of her mother, the farm has fallen on hard times and Willow’s father is considering selling. Enter Dylan Henderson, a property consultant working for his brother’s company, determined to make a name for himself and make his brother proud. Willow has just 6 short weeks to turn things around and save her beloved farm can she do it?
This was a quick and easy fall romance ☕🍁. It felt like I was reading a Hallmark movie, which I really enjoyed 🧣🧡. I love a small town romance, especially one set in the fall, so this book was right up my alley! I do wish there was more chemistry between the two main characters, as their relationship felt a little flat for me in terms of this being a romance book. I also didn’t quite get why Dylan agreed to help Willow for 6 weeks when he was there to buy it from her? 🤔
Aside from those things, this was a cute and light romance novel with a town similar to Stars Hollow from Gilmore Girls 🏘️🍂🎥.
If you’re looking for a cute fall read, I’d suggest this one! 🍁📚

DNF at about 40%. I couldn’t relate to the characters. It seemed to be jumping from one plot point to the next with no expansion. Too much telling and not enough showing.

I would give this 3.5 ⭐️ if I could!
Gave me all the cozy, fall vibes that I’ve been needing lately with this ridiculous summer heat.
Reminded me a LOT of the Pumpkin Spice Cafe and was a quick, easy read when I actually sat down and had time.
Excited for book 2 of this series! 🙌🏼

This was a great start to a new series and an absolute must-read for fans of cosy autumn reads, sweet small town romances and fans of all things pumpkin spice. Before even beginning the gorgeous cover will get you into the cosy autumnal mood.
This was a heartwarming read full of feel-good moments set against farm life in a small town full of quirky characters that have each others back. It really gave me Gilmore Girls vibes with a splash of a Hallmark romcom. I loved seeing Willow & Dylan's relationship develop from their first 'he's the enemy' meeting to what came next, they were both very likeable characters.
A perfect read when you need cosy, heartwarming vibes.

A cute cozy hallmark movie in a book. While I didn’t connect with the characters, the setting and vibes gave all those fall feeling you crave when watching a hallmark movie. The romance however fell a little flat, and the overall story was pretty predictable. If you’re wanting a quick sweet read that gives you some autumn feels, you may really like this! Just don’t expect to be blown away from the romance of it all.

I was sent this lovely book as a digital copy by Love Books Tours and wow! The cover drew me in straightaway and made me want to sign up to read it from the first glance. When I started delving into the story, wow. Was a slow burner for me at first but after a few chapters I really got stuck on, loving the characters and their stories and most importantly the ending🥰 so glad it ended the way it did was really rooting for that specific ending. It’s a real autumn/October feel
Book, full of love, charm and of course lattes😍 such a feel good, romantic book. Really really enjoyed it♥️

I’m all about the cozy reads these days and this one did not disappoint!
I really liked this book, I felt like the characters were all intriguing and I absolutely loved the small town charm! I did find our FMC a tad bit immature but it didn’t take away from the story for me.
I also loved how the author took us along for the journey and we got to go through every step of the “mission” with Willow as she was doing it!
I love how this book made me want to curl up with a blanket and a pumpkin spice latte and read by a fire…. I mean I didn’t cause I live in Texas and it’s August so that means it feels like Satan’s buttcrack outside but this book gave me alllll of the cozy vibes I have been craving!!
Our story follows Willow on her mission to save her family’s farm, who is she trying to save it from?? Well that would be the very handsome, very flirty developer Dylan!
Willow comes up with the plan of all plans… to open a Pumpkin Patch, and what’s better is that she has roped Dylan in to help…ish. With the deadlines rushing in and hearts getting tangled, Willow is starting to worry she is in over her head! Will she be able to save her farm or will it all go up in smoke?!
Overall I thoroughly enjoyed this book and recommend it if you are looking for a cute cozy romance to curl up with!
Thank you so much to LoveBookTours, Victoria Walters and NetGalley for gifting me this Ebook. All thoughts and comments are my own.
