There is nothing nicer than curling up with a pumpkin spice latte and a good book, when Summer turns to Autumn and this seasonal tale ticks all the boxes. The small town feel and idyllic farm setting are given a subtle edge from the antagonism between the two main characters, who are opposites in every way. There is very much a Hallmark movie feel to the plot, despite it being set in England. It’s cosy and relaxing to read, leaving you with a warm glow - much like the latte!

A warm and cosy read that has me looking forward to autumn.

The story follows willow as she tries to save her family farm and Dylan who is there to try and convince her to sell. She invites him to stay and see how the place is run and to her surprise he agrees. This book has everything that comes with a small town, seasonal romance. Overall this is a greatly written book with a good plot. You will find yourself smiling uncontrollably throughout and falling in love with the friendships, community and maple the dog!

Willow and her father are struggling to keep Birch Tree Farm afloat. Willow has also been struggling emotionally after her mother's passing 5 years ago. They receive a letter from Henderson Home who wants to buy their farm. Willow's dad is really thinking about selling. However, after the buyer comes to look at the farm, Willow comes up with the idea that she will save the farm. With the help of her bff Sabrina and Maple, her boarder collie, she comes up with the idea of a pumpkin patch. She makes a deal with Dylan, the buyer, that if she can't save the farm, then she will sell it to him and his brother. But nothing is ever that simple, and Willow and Dylan develop feelings quickly and get involved seriously, which may put the farm's future in jeopardy.

A cute and sweet fall read that gives Gilmore Girls vibes and a beautiful farm setting. I really enjoyed the town and its quirky characters, and Willow was often too stubborn for her own good. Dylan, our MMC, was also fast on putting all the moves on Willow, and their spicy rendezvous really messed with each other's objectives.
Thank you, Netgalley and Boldwood Books, for this ARC. All opinions are entirely my own.

This is actually the first book from a brand new series called Birch Tree Farm and i cannot wait for what’s to come next!

I was pulled into this books pages right from the very beginning and it was such a light & easy book to read too. Each chapter flowed nicely into the next one and i kept finding myself saying ‘ just one more chapter’!!

It is such a cozy, heartwarming story and it’s all wrapped up in all the things that make me very happy too. There’s a small-town romance, Autumn vibes, opposites attract, the swoonworthy book boyfriend, great banter, a close-knit community and that all important happily-ever-after!

This book was such a wonderful read and its definitely wrapped me up and gave me a warm & cozy hug…..

Thank you to Boldwood Books and NetGalley for the ARC of Love and Lattes at Pumpkin Hollow in exchange for an honest review.

This book has all the feels of a cozy Gilmore Girls autumn episode with a touch more romance but a little less laughter. Willow is trying to save her father’s birch tree farm from closure. Serving as a pick your own farm in the spring/summer seasons, Willow seeks to extract some additional cash flow from the farm in autumn by creating a last ditch fall pumpkin patch destination. If she succeeds in turning a large enough profit, she won’t need to sell. An offer comes in for the farm from a development company that has her father considering to sell. However, when Henderson Homes sends Dylan Henderson to oversee the deal, Willow makes a pact with Dylan for him to stay and watch her do the impossible. If she fails, she sells the farm to him at the end of 6 weeks. In exchange, she gets some free help and savvy business advice from the handsome businessman.

Don’t get me wrong, the concept of this book is absolutely adorable and perfect for an autumn read. My only complaint here is that the dialogue comes across a bit forced or juvenile. There just isn’t a well established flow. Even the spicier scenes are a bit cringe as if the author isn’t entirely comfortable writing them or is holding back. Maybe transactional is a better word when it comes to assessing dialogue? I was also hoping for a bit more humor, reminiscent of Gilmore Girls, but the majority of the book is rather serious and carries a stressful tone as Willow constantly wonders “what happens if this fails?” as she seriously struggles with self doubt. I personally felt that the end of the book had a much more natural flow than the first two thirds of the book, so it read much more quickly and coherently. At the end of the day, if you’re looking for a cute fall read, this could be it for you, but it is a bit more on the serious side as long as you’re okay with that. I’m in the spirit right now, so bring on all the fall reads!

Such a cute little fall romcom to add to your TBR this October. It's very copy and paste from other similar pumpkin farm books that come out around this time of year, but I wasn't mad at it.

Definitely pick this one up if you need a short easy palette cleanser that won't put you in a book slump.

It's cute, quick read. Didn't realized it's the same author as Long Story Short. So true to pattern and that is, the background and setting she did a phenomenal job in setting up, but the connection between the characters lacked luster.

Willow found out the farm she grew up on is about to be sold. Her dad is willing to take a meeting with big bad city developer to turn her beloved farm into some housing community. Meanwhile, Dylan came to this town, determine to prove himself to his brother and his dad by landing this deal. Not only did he not land the deal, he fell in love with Willow.

The set up of the farm was a great place to turn into Pumpkin Hallow, mimicking Stars Hollow, small town feel and Fall-loving people and all. And Willow was met with ups and downs.

It was weird, all pieces lined up, but we can feel how strongly Dylan fell for Willow; and though she said the same, you don't get the feeling that she felt the same. Now, to be fair, there were points where Willow is stubborn, dramatizing her situation, and jumps to conclusions where it led to her not able to trust. Those are fair points, but you don't feel the connection. I do appreciate the conversation Dylan is willing to have is very honest, mature, and aim to rise above his action and try to earn her trust. But her literally kept running away got tiring after a bit. Wish there was more development to her character and their situationship.

Thank you NetGalley & Boldwood Books for the ARC.

Thank you to NetGalley and the Publisher for an ARC of this book in exchange for honest feedback.

This book is cute and definitely delivers the fall vibes. I am giving it 3 stars because I felt at times the story was very generic and like I had already read it. Also, there was a lot of repetition in the book and long winded sentences that got a little confusing. All that aside, I still liked the story and if you want something that’s cozy which a hint of spice this is a really good choice.

It’s a 2 book series and releases tomorrow 4 August and I really enjoyed this book wow I couldn’t put it down this is my opinion only

Willow Connor has one shot to save her family’s farm – turning it into Birchbrook’s first ever pumpkin patch. There’s just one problem: she has exactly zero pumpkins and only six weeks to make it happen. Everyone in the close-knit town thinks she’s crazy, but she’s determined to prove them wrong.

Enter Dylan Henderson, a hotshot property consultant with a clipboard full of reasons why selling is the smarter choice. Determined to stand her ground, Willow makes him a bold offer – stay and watch her turn the farm around. To her surprise, he agrees.

Now, as Willow throws everything into making her pumpkin patch a success (even if it means buying every pumpkin in the county), she also finds herself learning a thing or two from Dylan – about business, about ambition… and maybe about love?

Will she save the farm and prove everyone wrong? And when the deal is up, will Dylan walk away – or has he found something worth sticking around for?

I adored the cosy autumnal atmosphere and the way everyone banded together to help out in this sweet small town.
Willow is bold, resilient and feisty, and exactly the kind of challenge that uptight City boy Dylan needed. His shift from arrogance to compassion was redemptive, and I loved how it ignited his own passions too.
The plot centres around Willow and her father trying to save their farm and not having to sell to property developers, and Willow's pumpkin patch idea might just save the day. But she likes a challenge, so not only does she have 2 weeks to make it all happen from scratch with no experience, but she's also made a bet with her new enemy to stay at the farm and help out. I loved their chemistry, all their hate to love tension, and seeing them fall utterly in love as they work closely together.
The whole book was filled with passion, sweetness, and a pumpkin spiced comfort that warms your heart.

You know what, hell yeah. If you love Laurie Gilmore's Pumpkin Spice Cafe series and enjoy a Hallmark movie (since it's what your parents in their 70s keep the tv on all day) and I mean you can appreciate the cozy comfort, the seasonal vibes, and the candy sweet HEA, this is for YOU.

I think a fall book set in the UK was so fun. Apparently pumpkin patches are a fad there rather than a long standing tradition here in the US? Or maybe that's just what the story makes us feel and I believed a false narrative but it's just a story so WHO CARES!

Anyway- enjoyed it! Per the NetGalley description it's the start of a new series so yeah- I'll read the others. For sure!

Looking for a feel-good autumn romance novel with small-town charm, a touch of spice, and all the cosy vibes? This one’s for you. From the author of the bestselling Glendale Hall series comes a heart-warming story that feels like the perfect Hallmark movie moment full of pumpkins, flannel, and falling leaves. I’m not usually a Hallmark movie person… but give me a book with the same vibes and I’m all in. Maybe I’m a hypocrite or maybe books just do it better.

Set in the charming town of Birchbrook, the story follows Willow as she tries to save her family farm by creating the town’s first-ever pumpkin patch. There’s tension, of course especially when a handsome property consultant shows up with his own plans for the land. What follows is a lovely mix of enemies-to-lovers romance, heartfelt moments, and community spirit.

The chemistry between the characters is spot on, the emotional depth is real. This isn’t just a romance; it’s a story about grief, hope, friendship, and finding joy in unexpected places.

Perfect for fans of Laurie Gilmore, Lucy Score, Carrie Elks, or anyone looking for cosy autumn reads with heart and heat. Expect hayrides, pumpkins galore, heartfelt friendships, and a love story that will leave you smiling.

If you love cosy fall reads, romantic fiction with spice, or anything that gives you that pumpkin spice feeling, this book is a must. It’s warm, uplifting, and exactly what your autumn TBR needs.

This is the first book I have read by Victoria and was happy to receive an advance copy. Willow lives with her dad and dog on their farm. The do well in the spring and summer months selling their produce and Willow finds out they are struggling to pay the bills. He dad receives a letter from a developer and agrees to meet him.Willow is not happy and asks her dad to give her 6 weeks to see if she can think of something to bring in money. As it’s autumn she decides a pumpkin patch might work but no one else seems to agree. Dylan is sent by his brother to try and persuade them to sell the farm but Willows dad agrees to the 6 weeks and she agrees if it doesn’t work they sell. Willow sets Dylan a challenge to help her with her project and he accepts. He moves into a cottage on the property and helps her. There is a spark between them but Willow fights it as she sees him as the enemy. A good read to find out what becomes of the farm and Willow and Dylan but I found it a bit slow at times, hence 4 stars.

This is like a hallmark movie but in book form...
Though i will say i feel like the chemistry was realllyyyy lacking between the characters.
There is no high stakes or really any type of problem which was interesting but it honestly made me feel disconnected to the charactrers.
This is definitely not a bad book and i will most likely read more from this author, i just dont think this book was for me.

Victoria Walters delivers a charming and cosy slice of seasonal escapism in Love and Lattes at Pumpkin Hollow. I may have read this on a warm summer's day but I could almost feel the crunch of leaves underfoot and the smell of cinnamon in the air; the autumnal atmosphere was well captured.

As with the Glendale series, Walters has built a world where community spirit thrives - the setting in this book being Birchbrook, the kind of place you wish you could visit in real life.

However, the story faltered at the romance. The chemistry between Willow and Dylan never really ignited. Where was the chemistry? Where was the oomph? Where was the fluttering of hearts? The pact between the two was unrealistic. A dual narrative alternating between Willow and Dylan's perspectives might have added depth to both the relationship and the story.

The book's atmospheric strengths make it worth picking up. Just don't expect a super swoony romance.

Love and Lattes at Pumpkin Hollow is a warm hug for anyone who’s ever needed a restart, a reminder that sometimes the path back to ourselves starts with a stranger who smiles.

Thank you NetGalley for the opportunity to read this book early in exchange for an honest review.

This was exactly what you would expect it to be. A fluffy Hallmark-esque book. The plot was cute but predictable. The characters didn't have a lot of depth. But it was a fun cute read especially if you need a break from some more heavier books.

Thank you Netgalley for the ARC, This was a cozy read but nothing stood out to me. It felt like a few other fall romance novels I've read before.
