The House Swap by Miranda Rijks is a chilling psychological thriller that explores the dangerous consequences of secrets, trust, and hidden pasts. When two families—The Browns and The Lesters—arrange a seemingly perfect house swap, it should be an idyllic opportunity for rest and reconnection. The Browns trade their London townhouse for a picturesque chateau in the south of France, hoping to mend their marriage, while the Lesters look forward to showing their son around London. But beneath the surface of these idyllic setups, both families harbor dark secrets, and it doesn’t take long for everything to unravel.
In France, the Browns’ dream getaway quickly turns unsettling when a break-in occurs at the chateau, and they discover that a woman once living there mysteriously vanished. As they begin to feel more isolated and vulnerable, things take an even darker turn when, back in London, 17-year-old Rafael disappears without a trace.
Rijks masterfully builds tension, weaving a tale of mounting paranoia and dread as both families are forced to confront their own demons. The suspense tightens with each chapter, drawing readers into a web of deception and hidden truths. The House Swap keeps you on the edge of your seat, delivering a gripping story full of twists and a sense of impending doom. It’s a perfect read for fans of dark thrillers where nothing is as perfect as it seems.

What a great book! I absolutely loved how twisty and clever this one was! I was totally engrossed from beginning to end and would definitely read from this author again,

I’ve seen the premise of House Swapping for holidays used before, but it’s more of the light-hearted, feel good type tropes.
This one though, this is a dark and twisty thriller of a book.
It’s a well paced novel, with interesting characters. It’s not obvious from the beginning how it will end, the author does an excellent job of throwing in plot twists along the way.
The tension builds slowly, and really adds to the darker feel of mystery and suspense. Would recommend this one.

Two families who swap homes for a holiday which ends up being quite eventful for both of them.
As always with Miranda's books there's a great twist.....or two.
Easy to read and kept you in suspense tk keep you turning the pages.

Really enjoyed this book. The plot keeps you guessing.
As the tension mounts to an unbearable pitch, both couples are forced to face their darkest demons. Someone won’t be coming home…
I would recommend this book to others

All rijks book are always 5 stars this one no different. I would recommend this one. Both the characters developers are great. I would.give this 5 stars

I give this book 5 stars overall. I do think it did take some time to get into the very suspenseful parts, but once I got there I could not stop reading. The characters were relatable and overall the book was very well written. I would recommend this book to others.

The house swap by Miranda Rijks.
I did like the cover and blurb of this book. This was a good read. It was slow to begin with. I did like Elodie, Lewis, and Niall. But I didn't like Susan, Piers, or Rafael. I didn't trust them at all. This was a twisty read. I certainly didn't see that coming. In the end, I liked Piears and Rafeal. I definitely didn't expect that to happen. I did like the ending. I would recommend this book.

The book stated off very well, but it lost me as it concluded as the ending was a bit contrived. A reasonable read.

Thank you to NetGalley, the publisher and the author for this earc! This was one Captivating suspense novel! I’m excited to look into more of the authors work in the future.

Two couples swap homes for a vacation - one in Provence, France and the other in London, England. It sounded like the perfect idea, but things get off to a bad start from the moment Elodie and Lewis arrive at Susan and Pier's "chateau".
The side plot with the France neighbors seemed a bit contrived and not well-woven into the story, but the book held my interest and kept me reading. It will also keep me cautious when I book my next holiday stay.
Thank you to NetGalley for the free advanced copy.

This one HIT! Oh my goodness it kept me guessing. I loved to hate the majority of the group because I didn’t trust a soul!

Miranda never disappoints. Two perfect families and two perfect houses why not swap? What could possibly go wrong. From beginning to end I just had to keep reading to see what was going to happen!

The House Swap kept me on my toes for the entirety of the book, I truly was not expecting the twist in this one and I was left with my mouth hanging open! The characters are so well written with so much potential, and Miranda really followed through with ALL the drama too!
I highly recommend this one for an edge of your seat book that you’ll devour in one sitting.

The book starts out slow, which I would generally dislike, but it adds to the build up of The Thing - the dark secrets hidden by both the Lesters and the Browns. I can honestly say that I didn't expect the ending, and the journey to get there was intense.

The plot twists in this book were so unpredictable and fun! However, I did find some of the filler and background knowledge slow. Although, it all came together in the end and wrapped up nicely

Thank you to NetGalley and author Miranda Rijks for the advance reader copy of
The House Swap. This story had an intriguing premise that initially hooked me, but it didn’t fully deliver for me. While the idea behind the story was interesting, I felt the character development was overly detailed, which slowed down the pacing.
That said, the twist at the end did take me by surprise, and I appreciated the effort to keep readers guessing. However, the wrap up felt rushed after all that buildup, I wanted more time to process the ending.
Overall, it’s a decent read if you enjoy slower-paced thrillers,

I really enjoyed this book! I look forward to reading other books by this author. There were so many twists in this book I didn’t see coming. But then again I rarely can figure books out. I would definitely recommend this book!

Thanks to Netgalley for the book. This is my first book by this author. The book itself did not captivate me, the story unfolds slowly, boringly, predictably. The plot twists were surprising :)
I really didn't expect it. I think I will try other books by the author.

3.5 ⭐️
I really enjoyed The House Swap. It was a pretty short book, it did take me a while to get through but that's due to the time of the year and me being busy, not because I wasn't interested in the book.
The House Swap follows two families that choose to swap houses for a family vacation. There is a mystery, betrayal, secrets, and plot twists. What is supposed to be a relaxing family vacation for each family soon turns deadly. I love the multiple perspectives and the stich in POVS between both families. The underlying mystery is great, and we get fed little crumbs throughout the book.
The House Swap was a fun, interesting read. I found the ending a little predictable, but I still really enjoyed the book.
Thank you to NetGalley, Miranda Rijks and publisher for provide me with an ARC in exchange for an honest review.
