Beware of the landlord
Do you really know who he/she is?…..they could and in the case are someone to be more than wary of
Suspenseful, dark and scary with a great twist at the end that will shock, well it did me
Enjoyable and will make you double check your landlord/lady……then check again!…..

After Cathy's boyfriend surprisingly ends things she is distraught. She also needs to move out of their flat and find a new place to live.
When a friend tips her off about a room to rent it seems like her luck has suddenly changed.
The house is on one of the city's most sought-after streets and the live-in landlord, whose son has just left home, is charming and kind. Best of all, it's affordable.
Cathy's invited to make herself at home. But there is one rule: she can never go into the garden. Everything else seems so perfect she doesn't think twice.
Although I enjoyed reading this story it got a bit bogged down in places and felt like some unnecessary filling was used. I had to skip a few pages to keep my interest. It's written well with good fully developed characters and a great set of twists at the end.
My thanks to #NetGally for this free ARC in exchange for my honest review

This one is quite slow and a bit repetitive at times... I think It could have been shorter or some chapters developed differently, but I definitely didn't expect those twists at the end.

You never know who you are living with. Cathy finds a place to live after her breakup. Is it too good to be true? What is in the mysterious garden she is told to stay away from? There are plenty of twists and turns and enough suspense and intrigue to make you think twice about your landlord if you rent a home.

I mean people need to be way more suspicious of people in their lives. and most definitely when they are choosing a place to live. but i guess desperation does what desperation is right.
and that is where Cathy finds herself. she has just been dumped, is hurt and needs a place to live pronto. so when a friend points her in the direction of a seemingly perfect place its all she can do to say "yes please now" straight away. the house is desirable, the landlord charming and the rent is pretty much too perfect. Yup, we all need to think of the very famous line for a reason " when things seem too good to be true...they are!"
but Cathy is emotionally raw and needs a lifeline so she doesnt hesitate to accept all terms.
but Cathy is slowly realising things arent perfect after all. like, why wouldnt someone be allowed in the garden? is she overthinking this? is her rational gut off kilter since the breakup?
i was imaging myself shaking Cathy so many times! but you could also really see how she would just brush over things that didnt feel right. she wasnt sure but she was too in need of somewhere safe, of just anywhere to belong right now. she needled settled. so you could totally see how she would just tell herself it was fine.
us as this reader could feel the tensions building. we could feel the fear and sinister atmosphere building. you like Cathy are feeling unnerved.
this is such a smart book. it mixed just enough leads with just enough guessing games. you are questioning the characters, the plot and yourself.
and i felt the fear gaining momentum as you could feel yourself seeing a situation like this of your own, like what would happen if this was you!? ho could you leave? did you need to leave? and how was this going to end?
this book had all the things i wanted from it. and i cant applaud authors enough for taking tales we think we know so well and yet coming at your with a new spin on it. this books kept me going right until the end.

Really enjoyed this book, was a little creepy in places. Some good twists throughout the book which had me wanting to read more.
Thanks Netgalley for letting me read this book for an honest

How Cathy put up with boyfriend Justin is one of the many instances in the book that did not seem realistic. Ultimately she leaves him and finds herself homeless.
Luckily, a friend tells her about a room in a large Victorian house with Ian as her landlord. He seems lovely, the house is convenient for her job as an actress - so what could go wrong? Lots actually, and more scenarios where she gets herself into all sorts of problems - the unkept garden, strange rooms, drugs, and the landlord occasionally accused of killing his wife who had disappeared!
Her friends are not all that they seem. This is my one criticism of the whole book in that there are no backstories to any character, even Cathy? I wanted more .but perhaps that would have told us who the murderer was?
However, there are plenty of twists and turns with a little Shakespeare thrown in by me about 'a tangled web'
Enjoyable mostly, and thanks to Net Galley and Hodder and Stoughton for the chance to read and review.

This was good. It was creepy, it was annoyingly hard to put down because I just needed to know what happened but it was also a tad unrealistic. Great book but a little out there and hard to imagine.

Thanks to NetGalley and Hodder Stoughton for giving me an advance copy.

So I'm on the fence about this. I did really enjoy it and it was a bit creepy but it was all just blatantly unrealistic and for me that takes away from the story. I cant get lost in it as much because in which world would any of these events happen?! That said, if you don't overthink it and just take it for what it is then it is a well written, entertaining story! It has some twists and red herrings, it makes you 2nd guess yourself, it's what really good wee story. Just also a highly unlikely one for humans to ever make these choices lol

He's invited you in, but will you ever leave? That chilling tagline hooked me instantly—and I’m happy to say the story delivered exactly what it promised: a tense, unsettling, and highly bingeable psychological thriller.
The novel begins with Cathy at one of her lowest points—freshly heartbroken, forced to find a new place to live, and emotionally raw. When she stumbles upon a dream rental in one of the city's most desirable areas, it feels like a lifeline. The landlord is warm and welcoming, the house is beautiful, and the rent is almost too good to be true.
Spoiler alert: it is too good to be true!
What follows is a slow build of tension as Cathy begins to realise that her perfect new home isn’t quite as perfect as it seemed. The fact that she’s not allowed in the garden sets off subtle warning bells—but as many of us might, she brushes it off. I found her character incredibly frustrating; her desire to settle and feel safe made her blind to the warning signs I was practically yelling at her on every page. That made her descent into this twisted situation all the more believable and unnerving.
R.B. Egan does a great job creating a sinister atmosphere, where you feel something is off, even if you can’t quite put your finger on what. The pacing was tight, with just enough breadcrumbs scattered along the way to keep me guessing. The landlord himself is written so convincingly charming that I couldn’t help but doubt my own instincts right along with Cathy. That’s a mark of a good psychological thriller in my book.
While some elements were familiar if you’ve read in this genre before, the execution was fresh and compelling enough to keep me hooked from start to finish. And that ending? Creepy and satisfying.
If you enjoy stories where cosy domestic settings slowly unravel into your worst nightmare, The Landlord is definitely worth a spot on your TBR.

Cathy’s boyfriend Justin is horrible, after ending things she suddenly finds herself homeless.. until a friend lets her know about a room rent.
Beautiful house, charming landlord and affordable, what more can she want?
Cathy’s invited to make herself at home. But there is one rule: she can never go into the garden..
This is action packed with many twists and turns. It’s impossible to guess who was behind everything until the reveal, and WHAT?!
I did find myself getting a little bored tired of the same chapters whether Cathy is going to stay, who’s the man stalking her. I felt myself skimming a few chapters until it gets exciting in the last 6/7 chapters.
Overall great story, gave me gone girl vibes with a twist.
Thank you so much NetGalley for the ARC in exchange for an honest review.

"The Landlord" by R.B. Egan is an action-packed thriller which had me on the edge of my seat from start to finish. The twists and turns are so expertly crafted that my jaw dropped multiple times, leaving me gasping for breath as I turned each page. Egan's ability to build tension and create compelling characters is nothing short of masterful. Trust me, you won’t want to miss this exhilarating ride! Go to get it!

I found this very slow, and it was difficult to continue reading it.
I would say if you like a very slow, little bit creepy about a living situation this would be the right choice for you.
The characterisation of Ian is quite good but the other characters are very 2d.

my first read from this author and so enjoyed this story has it all gripping twisty and addictive. Cath is an actress she lives with her boyfriend Justin. but Justin ends it and she has to find somewhere else to live. her friend tells her of a house share in a good area she goes to look at it its lovely and the owner Ian is so nice. but her ex-Justin tells her Ian killed his wife to get out of there, but Cath wants to find the murderer it's so good,

This is a creepy read and I really enjoyed my reading time
Cathys relationship has ended so when she finds a place to live and move on that seems just perfect she feels that life is settling.
This is a slow paced read, it is tense and builds up quite well I could not guess what would happen next and this made my reading all the more exciting.
It is a well told tale and one that has a sense of reality to it.

When a friend tips her off about a room to rent it seems like her luck has suddenly changed! Uh oh not a good change! This book had great suspense, mystery, murder, dark family secrets, intrigue, gaslighting, and a few crazy twists! The storyline was very interesting! I definitely recommend reading this book! Thank you NetGalley and the publisher for sharing this book with me!
