Oh by gosh, Kim has done it again. I absolutely adore Kim's writing. Her stories are uplifting and wonderfully entertaining. Also I had an amazing surprise when I read the acknowledgements and saw my name and it made me tear up.

From start to finish it was full of emotion, romance and humour.

I absolutely love Jo's character. She's had a really rough time at the beginning of the book but will things improved (well that's for you find out when you read it?).

There were parts in this book where I wanted to scream at certain characters but then other parts where I punch the air in celebration. I loved this book so much.

I was so happy to receive this book as I have read some of Kim’s books before and I enjoy her style of writing. The book centres around Jo,who is in her 50’s,recently divorced and with 2 grown up children. She doesn’t know what to do with herself,nobody needs her anymore. She still has her mother n nearby but even she is busy with a new man. Jo has just inherited a cottage by the sea,strangely left to her by her ex husbands aunt which she doesn’t understand. Jo always loved visiting her during their married life. She meets Bill on her first visit and he sends his son Seamus round to see if he can help her with sorting the house out. Seamus is lovely and Jo really likes him and he helps her with restoring the house.She makes friends with Emma who works in the local jewellers(when she takes all her jewellery she got from her husband)she wants the money to help with restoring the house, Emma is a widow and is lonely too. She also meets Michelle who is down for business but they hit it off straight away and Michelle wants to move to the are as she is lonely and can work from anywhere. Jo’s daughters flit in and out of the story along with her ex husband who left Jo for her best friend. Jo’s Mum,who we find out adopted Jo when she was a baby,and Jo are very close. You must read the book and see what happens to all the characters. It’s a great read,I didn’t want it to end. I hope there are more books.

I just finished The Cornish Cottage by the Sea and honestly, I feel like I’ve been on my own healing retreat to Cornwall. This book wrapped around me like a warm blanket on a breezy coastal morning. Jo Jenkins is a character I rooted for from page one—real, vulnerable, and quietly brave in a way that crept up on me.

After a lifetime of putting everyone else first, watching Jo step into her own story was so moving. Her decision to pack up and head to the windswept Cornish coast felt like something out of a dream, and the cottage—oh, the cottage! Crumbling, yes, but rich with possibility and charm. Just like Jo.

What really touched me was the way this book handles second chances and later-in-life transformations. It’s not about flashy reinvention—it’s about quiet strength, new friendships (I adored the jeweller and the fiercely loyal businesswoman), and learning to let go of what doesn’t serve you anymore. The local handyman with his mysterious past added just the right touch of intrigue—and heart. Their connection felt authentic and earned, not rushed.

And then there’s the secret hidden in the cottage, which added an emotional twist I didn’t see coming but fit the story beautifully. By the end, I was misty-eyed—not just because of the ending, but because it reminded me that it’s never too late to rewrite your story.

This book is like sea glass: soft, beautiful, and shaped by time. I’ll be recommending it to every friend who needs a dose of hope and a reminder that it's okay to choose yourself.

Jo is on a real downer; her ex-husband, who ran off with her best friend, still seems to have an impact on her life. Together they had two daughters who are now grown up and have successful careers of their own. Jo feels lonely, she has no one to look after, and even her Mother is enjoying herself with her "friend". But things are about to change for Jo, but can she change and accept the challenge ahead of her?

Jo has hit the menopause, her life has changed since her daughters have flown the nest, and it seems everyone around her has someone apart from her. A phone call from a solicitor comes as a bolt from the blue. Her Aunt June, by marriage, has died and left the cottage in Cornwall to Jo, rather than to Michael (the ex-husband). There is a stipulation... Jo has to move to Cornwall and live in the cottage.

Jo hadn't visited the cottage for a while, and it had changed over the years as the upkeep became too much for June. But with determination, she wants to make a go of this, something she can get her teeth into. She is not going to be able to do all of the work; luckily, there is a local builder who can help. Seamus can give her a quote, advice and suggestions about the things she should do. He is also easy on the eye, and there is a certain amount of flirting between the two.

This is a wonderful story that I adored, I had only planned on reading a couple of chapters before going to bed... 60% later!!! The story is one that really appealed to me, a mix of the children growing up and moving on, life moving on, and all the time it seems like Jo is the only what that has stayed stationary. She had gone from being so-and-so's Mum or Wife to being by herself. Not realising how she was going to do, what she liked or what she wanted to do. It seems that June and fate had other plans for her, as did the author.

The author has created a wonderful tale of finding friendship and of trusting in yourself, wrapped it up into Jo and also some of the other characters. There are dilemmas, tests of character and a certain amount of biting one's tongue, this is balanced out with quick, witty one-liners usually of the slightly suggestable type, fun and laughter from other characters and unexpectedly a shock discovery now that one was emotional!

The author has created a loving cast of characters who have the making of forming special friendships and bonds, building trust and having each others backs. This is a wonderful heart-warming story and one that I absolutely adored. I would definitely recommend it.

Jo Jenkins is recently divorced and mum to two grown up daughters who have busy lives of their own, so she's feeling rather lost and without purpose now she's got nobody to look after, then she receives a phone call from a solicitor about her ex husband's Aunty June who has recently passed away bequeathing Jo the cottage in Sandpiper Shore, Cornwall in her will. Jo used to love visiting June and often dreamed of owning this beautiful cottage one day, so she's shocked to discover it's now hers, on the proviso that she moves into it and, without further delay and some wise words from her lovely mum as to why she needs to grab life with both hands and enjoy it, she decides to do just that. The cottage, unfortunately isn't how she remembers it and needs rather a lot of work to bring it back to life so, with the help of the lovely Seamus who lives nearby and her two new friends Michelle and Emma the dream begins to become a reality, but not without some pitfalls along the way and a long buried secret that will change everything.

The Cornish Cottage by the Sea is the latest romantic fiction by this author and it was like wrapping yourself in a favourite cardigan. From the picturesque depths of Cornwall, with it's beautiful beaches and rolling countryside Nash brings us a story of hope and happiness, a tale of new beginnings and budding friendships which Jo could cherish for life. As mothers, we all put our children's needs before our own, so much so that when they fly the nest we are left floundering, with no sense of which direction to take next and feeling quite useless and, for Jo this was worse because she had no one to continue her journey with, until she moved to Cornwall where Seamus, Emma and Michelle showed her there was still so much to look forward to. This is a beautifully heartwarming and, at times, emotional tale centred around the importance of friendship and second chances and I loved everything about it.

I loved this feel good book, it was very relatable to my own just now so was I stay hooked. Read it in one sitting. Jo is a divorcee and has put her children and others first, when she gets left a house in a Cornwall in a will, she’s determined to make the best of it. She has little money, but will make the old cottage work. It’s a beautifully written book that leaves you wanting more. It shows the positives after all the negativity in her life. A lovely 5 star read. Thanks to Netgalley and the publishers for a copy.

Jo Jenkins has a chance to start over. That is exactly what she does, a brand new start in a cottage by the sea. But to start over and settle in Jo must first get the cottage brought up to date.
I love this authors works, her books are always heart-warming and manage to bring a smile to your face. I love that there is always a message within the stories. Kim's books have a way of making you think about things and encourage you that if you want it, go get it, if you want to do it, go do it. You can do anything you put your mind to.
I also find these books are my comfort books, I love a good crime thriller, police procedural or gangland grit lit read, yet I know when I pick one of Kim's books up that it's going to make me smile, They are like a big pair of arms wrapping around you and leaving you feeling better about yourself. Encouraging you to go and seize the day.

The characters were fabtastic, I can see Jo and her friends Emma and Michelle going far, I see them having such fun together but also getting up to mischief. There really was some good characters in this book and I want to say more about each of them, but that would give too much of the story away. These characters are realistic and could be any one of us, any one of our friends.
Get yourself settled and dive in, this is a book you will not regret reading.

I really can not wait for more.

When newly-divorced Jo inherits a dilapidated cottage on the Cornish coast she sees it as a sign to start over. Jo had always put her husband and daughters first, but maybe this is her chance to invest in herself and the life she deserves.

Firstly, the setting of this book was perfect. I could really imagine the coastal cottage and the seaside town.

Jo, a mother in her fifties, is a relatable protagonist. The other characters are likeable (minus Jo's ex-husband and their verrry selfish daughters). Jo meets a number of friends and a love interest, Seamus. Their flirty and will-they-won't-they romance is a major plot point. The fake dating and one-bed tropes were a fun addition.

The first 50% of the book was easy-to-read but slow. Everything was just "nice" - Jo got on with everyone, they all said how great she was and there was no tension in the plot. Some of the conversations felt stilted and repetitive, particularly when she met her new friend Michelle.

The pace picked up in the second half and the plot really deepened by focusing on loneliness, grief and the challenges of starting again later in life. There was a pleasing happy ending even if one of the minor plot points felt like an easy-fix.

This is story of hope, second chances and learning to back ourselves to find happiness. Overall it was an enjoyable and positive read and I'll definitely read more of Kim Nash's books! Thank you to Boldwood Books for the ARC, I really appreciate it.

This was a lovely read by a new author to me.

It was cosy, romantic, relatable and the story of a woman of a certain age - hoorah - who is forced to re-evaluate her life after the ultimate betrayal by her husband and his secretary- her best friend.
She is left a cottage on the Cornish coast by her erstwhile husband's Aunt. Eventually he decides he isn’t best pleased with this scenario or his divorce settlement and fights Jo for the property. The reasons that transpired were unexpected in a way but fitted the narrative.
What transpires brings a smile as he is, rightly, completely thwarted. As this is the first of a series I hope we get to find out exactly what he says.
Jo - or to give her her Sunday name Joanna - finds community, friendship and a new man in her first six months.
The characters were all mostly likeable - Michael was not and I thought their daughters were very shallow and entitled.

My one slightly erksome point was that it wasn’t clear till the end of the book that it was only over a six month period. Maybe a timeline in the chapter headers would’ve helped?
But this is a minor thing in what would be a great holiday read - or just a good book to read anytime

Kim Nash is back and for me that all we need to know. and what you know is that this is going to be another book youll want to read. Kim Nash is one of my true adored and cherished authors. her books fill me up. i know as soon as i need her she will produce a book that give me peace,makes me sit, and heals anything ive got going on. she has a way of writing that even in the darker plot point just manages to fill you with warmth and hope.
she is a talent and i cant say enough good things about her books.
so was i ready to be disappointed? no of course i wasnt and of course i needn't of feared id be!
this was another brilliant read. above and beyond any words i could review it on. im not clever enough to put into words just what a delight this was. and dare i think it might be a new series to hold tight to? yes please.
Jo is a wonderful mum. and we all love those mums. that put everyone else first. yes,yes im going to be that selfish child. but when you appreciate those type of mums i hope they feel nothing but amazing about themselves. sadly not everyone in this book is as grateful as they should be about that kind of mum that would literally do it all for you. it made me certainly think what else i need to do or say to give back or tell my mum just what a superstar she is.
she is at a turning point though. because her kids have grown and her ex has flown(good riddance if you ask me) but she is feeling adrift. so when she is handed down a surprise inheritance Jo take the brave decision to take it on. and what a gift! a cottage by the sea. Jo delve right in with such courage, she decides to do the place up. and with help from a certain handyman the place start to feel like home. and the people she meets and the community she is enveloped into starts to bring her peace. and of course the handyman starts to help her feel a whole lot more too.
there are bumps she will need to handle along the way. but with the strength and bravery she has found and been supported to grow into hopefully se will be able to give herself a little back. to put herself and her future first.
this book filled me up with so much heartwarming moments and so much delicious reading moments. i cannot tell anyone often enough just how much they should start reading Kim Nash.
we are so lucky to have authors like her giving us so much more than a book. so so so much more than a book.

Who wouldn't want to spend time at a Cornish Cottage by the sea? I know I would. There is something really refreshing about reading a book by Kim Nash. I love her themes of starting over, new beginnings, new possibilities, old and new friendships, community, romance, family, and finding your voice. Plus, the beautiful location by the sea!

Jo Jenkins has always put the needs of others before her own. But now that her marriage is over and her children are grown, it's time for her to put herself first. When she inherits a cottage in Cornwell, she sets off to start her new life. The cottage could use a little TLC, and Jo gets a little help from her new friends in Cornwall. Seamus, a local handyman agrees to help, and her new cottage begins to feel like a home!

Not everything is going to be smooth sailing for Jo. When she attends her daughter's wedding, things get interesting. Her ex-husband was naturally there, and man did he tick me off. Talk about being an insufferable jerk. Then there are her daughters who, well, were not going to win any popularity prizes from me either. I enjoyed the drama, the times Jo stood her ground, and the interactions she had with others.

I enjoyed Jo quite a bit and adored her and her straight talking Mum. I enjoyed how Jo did her best to stay positive in all scenes even in ones where I quite frankly wanting her to give someone a complete and through piece of her mind. I also enjoyed her interactions with Seamus and their banter.

I found The Cornish Cottage by the Sea to be heartwarming, charming, and to be a fast read. I enjoyed the drama, the romance, the sense of community, the charm, the humor, and the location. As with her other books, I found this book to be wonderfully written and captivating. I love the focus on starting over and taking chances. I also enjoyed the twists, turns and the reveal in this book.

This story takes us to Sandpiper Shore in Cornwall , Golden sandy beaches, the most amazing views, the sound of the ocean and the sun on your face (I wish I was there right now).

Jo Jenkins has spent her life looking after her husband and 2 children. When her children fly the nest and her husband leaves her for another woman she is depressed and doesn't know what to do with herself.

When she inherits a beachside cottage in Sandpiper Shore she decides to grab the opportunity with both hands and start afresh.

The story is uplifting, romantic, full of love with the most wonderful friendships that will warm your heart.

I'm sure you'll love reading about Jo's new adventure as much as I did and have a laugh along the way . I can't recommend this book highly enough.

I absolutely love this author and couldn’t wait to read the first book in their brand new series. This certainly didn’t disappoint set in the idyllic Cornish coast this is a story of second chances, following your dreams and making a fresh start.

Loved how this book also focuses on an older female main character as found this relatable. It is also a story of making new friendships and has a community feel.

Looking forward to the next instalment of this series.

A lovely read from Kim. Reading it is like covering yourself in a warm blanket. It’s the story of Jo who has gone through the hardship of a divorce and the betrayal of her best friend. She has inherited a cottage by the sea in Cornwall and ups sticks and moves there and finds a new life for herself.

A Cornish Cottage by the Sea- Kim Nash
I am devouring books at the minute and this one literally only took me a few hours. It was a gorgeous, hopeful, cosy and lighthearted read. The perfect book for a rotten rainy day but equally perfect as a lovely beach read.
I have always been intrigued by beautiful Cornwall and this book would make anyone think about packing up their life and heading off in search of their new Cornish life.
The story centres on Jo, divorced and stuggling with her empty nest. She had given up her career to be a wonderful mum to her 2 girls and a devoted wife to a man who, in the end, buggers off to a sunnier climate with her best friend , in the holiday home he and Jo had picked out. Her daughters are very much wrapped up in their own lives and so Jo appears to be leading quite a lonely existence.
One call changes everything. She is told that she has inherited her ex husbands aunts idyllic cottage by the Sea in Cornwall. She had long admired the cottage and is completely astounded that it now belongs to her.
She packs up her old life with encouragement from her mother and her exciting rollercoaster ride begins.

This is a wonderful story about love, friendship, starting again, hope and the theme of adoption also comes into to. Jo is a brave, resilient character who wins your heart right from the first pages. The new friendships she makes in Cornwall and the renewed zest for life she develops make the story an absolute pleasure to read. There are so many characters to fall head over heels with in this book, all with their own rich backstories. I wouldn't mind bumping into a Seamus myself.
I think it's a really hopeful story that drives home the message that you're never too old to start again, to find your tribe, find a new purpose and even to find love. Jo finds herself again in Cornwall.
Its just an incredible read. Exactly what I needed on a rainy day after reading 3 thrillers back to back. Will definitely be looking up more books by Nash in the future.

I really enjoyed this cute cosy read. How the cover makes you feel all warm and fuzzy inside, the story does exactly the same.

This is Kim's new series set in Sandpiper Shore and it kicks off with a bang. We meet Jo who is divorced and ends up inheriting this old run down house from her ex husband's aunty. She is feeling a bit dispondent due to her marriage breaking down, kids grown up and flown the nest and getting married. When she is told about the house she takes a chance and goes.

This was a great story about finding yourself, especially when you lose your identity as a mum, starting over and finding friends and more. It was really refreshing to read a romance where the main characters are over 40. I do didn't guess the little plot twist towards the end of the book which is good.

If you want a really cute,easy, ligh hearted read, low angst that makes you feel like you have had a warm hug when you have finished.... then rush out and get this when it is released!

I’ve known of Kim Nash as an author for years, but for some reason, I never picked up one of her books—until now. And I’m so incredibly grateful I finally did. I’ve officially become a fan! Huge thanks to Boldwood Books for the early ARC—what a gift.

After a lifetime of putting others first, newly divorced Jo Jenkins unexpectedly inherits a crumbling seaside cottage in Cornwall. This unexpected windfall offers her not just a fresh start, but a chance to rediscover herself. As Jo begins to renovate the cottage with the help of new friends, she unearths more than just dust and broken floorboards—a buried secret from the past challenges everything she thought she knew. But it also paves the way for a future she never dared to imagine.

This book completely took me by surprise. I didn’t expect it to sweep me off my feet the way it did. It was like a balm for my soul. I fell in love with so many elements: the stunning Cornish coastline, the lovable characters, the heartwarming friendships, and the humor—it made me giggle more than once! This was the kind of story I didn’t realize I needed. I connected with Jo from the very first pages, and that instant bond kept me flipping through the chapters. I didn’t want it to end.

Beyond Jo and Seamus, there are so many standout characters. Jo’s mum, with her unwavering support, and her new friends Emma and Michelle, who help her form The Lonely Hearts Club, were all simply wonderful. I adored watching their friendship blossom—it added so much heart to the story.

And Seamus… what a gem of a character. Kind, capable, and full of charm, he was the perfect partner in both renovation and healing. I loved the banter between him and Jo—it felt so natural and fun. If I had one small wish, it’s that I would’ve liked to see even more of their relationship develop toward the end. The adoption theme that came into play was touching, but I missed a bit more time with Jo and Seamus together as a couple.

Kim Nash has delivered a feel-good, emotionally rich novel featuring a slightly older heroine who proves it’s never too late to choose yourself—and to find love, friendship, and purpose in the most unexpected places.

I can’t wait to dive into more of Kim’s backlist, and I really hope this isn’t the last we see of Sandpiper Shore. I’d love to return.

One more thing that made this reading experience even sweeter: while I was reading the ARC, I recommended it to a fellow bookstagrammer—and she ended up loving it too! Always the best feeling.
